Booking and Cancellation Policies
Booking Policy- Our villas are booked upon request made through our website using our booking request form which you can find in our homepage and in our Villas' pages. As an alternative, you can also contact us and make a booking request using the phone number mentioned above.
- In case your dates are not flexible at all, to initiate the booking process we recommend you to firstly check the availability of our villas for the dates you are looking for. You can do this by either navigating and using the search function in Our Villas page or by visiting each of our villas' corresponding page and check their own availability.
- After proceeding with your booking request by filling the booking request form you should usually expect only a couple of hours (maximum) to get an answer from us.
- Provided your dates are available and if no other condition applies, your booking request will be processed and we will inform you about all the procedures and necessary details to carry it out.
- In case a booking request is to be made effective, we will provide you with the corresponding booking form and rental contract which are meant for the guests' reading and agreement.
- After reading and agreeing on the booking form and rental contract, guests must proceed with the booking deposit payment to complete the booking and make it effective. By proceeding with the booking deposit guests are automatically agreeing on all booking terms and conditions.
- Payments are always to be performed in EUROS (€) and are usually to be carried out according to the following:
- 50% of the total price with the booking (booking deposit)
- 50% of the total price 90 days before the arrival (balance) - for bookings up to 7 nights
- 50% of the total price 120 days before the arrival (balance) - for bookings longer than 7 nights
- 50% of the total price 90 days before the arrival (balance) - for bookings up to 7 nights
- 50% of the total price 120 days before the arrival (balance) - for bookings longer than 7 nights
- On every payment an invoice and receipt will be issued and sent to the guest's e-mail.

- On arrival a security deposit is required to be paid in cash to safeguard the event of any breakages or damage incurred during the stay. The amount of the security deposit may vary depending on the villa.

★ ★ ★ ★ ★ Rented one of the listed 'Luxury Villas' (Casa Monte Das Margaridas) for 5 weeks in September/October 2020, and found the property, as well as the responses from the owner/manager of this company, sub-par compared to other companies and properties we have rented in Portugal, Italy and Germany. Good website, but does not represent this property accurately as it would be better described as party villa not luxury villa. Spring Villas communications from their management were bureaucratic and self-justifying when handling complaints (eg we had electric failures, gates which locked us in) and their responses expected us to be there to fix stuff, as if we owned the place!! I would recommend looking elsewhere for your villa choice.

Recommended by family who also booked a different villa I was told when I tried to rearrange for another date due to covid I had automatically cancelled which I hadn’t I really wanted to move it a year like my family were doing. They were allowed to for some reason I wasn’t! They refused charged me 37 per cent cancellation fee I lost a lot of money. Owners were rude and unhelpful and I feel completely ripped off during a really hard time where money is tight due to covid. Would never ever recommend to anyone because they offer you a vowchers if Portugal won’t let you in or your country won’t for a period of 12 months and when you try to action that it’s not the case because you want to move the date apparently your cancelling!!!! Therefore incurring cancellation fees. Terrible management extremely hard faced with no understanding. Don’t book unless your prepared to lose money especially during these uncertain times

★ ★ ★ ★ ★ In a new context of pandemic it is important to insure joy fun and good rest in vacations within restrictions and this villas do give us that! We rent for a week and enjoyed so much with no worries of having to be in the crowed places. The staff and management were amazing, friendly and caring people. The villas conditions where fantastic! Noted that was already prepared with hygienic products due to pandemic, everything very neat and clean! The villas have all the conditions to family and friends enjoy, a week pass so fast and everyday we did enjoy with new activities as the villas have the needed conditions! In today days this is luxury, the privacy, the fabulous condition, the fantastic climate and adorable country and culture! I strongly recommend Spring Villas and Algarve! ★ ★ ★ ★ ★ Booked with this company previously and they were fine. Booked again during covid and due to restrictions we were not allowed to travel. I asked to exchange our Villa to another date and they wouldn’t allow.
Poor communication and extremely rude. Avoid this company at all costs and go with a more well known company if you are looking for luxury villas.
Me and my family and friends will never touch this company again. Thieves.
