I've been living here since the opening on September 15th - there are internet connection issues where it keeps dropping periodically even with cable (it's been happening for a month now and who knows when it'll be solved), the pool is still incomplete and unusable, and the noise of the trains right next to my studio is impossible to miss. The windows seem to isolate well, it's just that living basically on top on the train tracks comes with a certain level of noise 24/7 that one can't ignore. This includes train track maintenance at 3am, not just trains passing by during the day. The fact that smart studios haven't apologised to the residents living here for the unstable living conditions due to wanting to open the studios asap, while unfinished, makes me not want to trust this company ever again and want to live anywhere else once my contract is done.

Nice and well equipped studios, brand new. But unfortunately the building is located between a large road with lots of traffic, a railway and a container port. The noise level is very high even inside the studios. I don't think there is enough acoustic insulation. If you are sensitive to noise, this is not your place. The internet connection is also poor.

This is so bad place with bad stuff. I’ve been here for 3 months. As metnioned everywhere, there is failing internet connection so much when all of the residents needs to work from home. Also, there is so much noise from the train station because there is no sound proof isolation at all! At the end, be careful with the contracts!!! They are not accepting ending the contract before signed date and they are not returning the security deposit that they must gave back!!! So poor and bad experience!

Noisy place. Very small rooms with problems with the plumbing and a railway just next to the window. Employees of the railway constantly look inside your room. No privacy in your accommodation. My deposit was never refunded or was told me any reason why not. They don't allow you to check the room before make a reservation and don't refund you if you are allocated in a terrible place due to their misinformation.

Funny, quirky place... but the bedroom itself is a matchbox. Would l go back?? Only for a larger room!

Avoid. First of all, the location is extremely uninspired. On one side of the building there is a road with 4 lanes and a cargo ship terminal, and on the other side, there are many railways. The noise, especially at night is unbearable. At the same time, the rooms are small, without air conditioning, absolutely necessary in summer, or without a heating source in winter. They charge extra for rooms with “view”, but they cannot guarantee a view, as long as there are cargo containers in front of your window 99% of the time. The employees of this company are probably trained to squeeze every penny out of your pocket. Pay close attention to the contract you sign, as many others have said here. In conclusion, "smart studios" for them, not for those who live there.

Everything the negative reviews say is true. I will instead cover the issues that are directly harmful to human life, and affect your health and safety. For me, the most terrifying issue at Smart Studios is the fact that the fire alarm gets activated so frequently that residents now choose to ignore it. The hyper sensitive system results in multiple alarms per week often at 2am or 3am, at which time there are no ground staff on the property to de-activate it. The ear-piercing noise can go on for 45 minutes, and no one moves from their studio because they know it's likely a false alarm. I can not stress enough the dangers of a Fire Alarm when no one leaves a building. I have attached videos of the ground floor hallway and outdoor areas at 3am, where the fire alarm has been activated for 40 minutes. There is no one outside their studio. This is a recipe for a loss of human life. Smart Studios are aware of this issue but have so far chosen to do nothing. Staying at Smart Studios also carries health consequences due residents not being able to sleep. There is intolerable noise pollution, not just from the alarms, but from the trains at the back of the building (6am to midnight), and from the motorway at the front of the building. Compounding all of this is the lack of temperature control in 75% of the studios, meaning residents are forced to sleep with open windows in the summer months, resulting in even more disturbed sleep due to the external noise. The social environment is very poor, with many residents sleep-deprived, and / or choosing to vacate their property early. And as such, the complex will seem very empty despite the fact (as they like to boast) that they are fully booked. Regarding your physical safety on the property, you will be held responsible for any thefts that occur, despite the fact there is a very obvious security loophole in the building which I won't mention here to protect current residents. The CEO of the group was contacted by a resident regarding the various safety issues and appeared disinterested. While inadequate WIFI is not a health and safety issue, it is important for future residents to note that if they do rely on a strong, stable internet connection for their work, they may suffer a loss of income. Outages are frequent, random, and sometimes last half a day. On a positive note, the best people you will encounter at Smart Studios are the external security contractors who operate the reception desk during the day. They field complaints, are friendly, help fix the bad internet, and do their best to make you feel welcome despite this being not their job. I would caution Management to treat these assets to the organisation with more respect. It was especially distressing to see one of the security guards being fired in front of me by the Operations Lead. His supposed crime was being too honest when the CEO called to ask whether the elevator had been fixed. And of course it hadn't.

Watch out guys ! ! We have no support when it comes to Digital Maintenance!! Internet connection is simply the worst ever. We can have a full signal and the connections simply drops making you loose all of your work... If you need a good connection to work, stay away. No matter the amount of emails and phone calls I've done to Smart Studios to solve this issue, they simply dont do anything to solve the problem.
